When Old Insulation Has to Go
Insulation Removal & Replacement is the job for attics and crawl spaces where the existing insulation is doing more harm than good. Insulation that has been soaked by a roof leak, flattened by years of settling, fouled by mice or raccoons, or packed with construction debris does not insulate well and can hold odors and moisture. It also blocks access to the leaks in the attic floor that need to be sealed.
How removal works
For loose fill, we use a high-powered vacuum that pulls the material through a hose into bags or a container outside, so it does not travel through the house. Batts are bagged by hand. Once the attic is clear, we clean up debris, seal the bypasses that were hidden under the old insulation, and then install new insulation to depth. HomeAdvisor's national average for removal is about $900, with replacement bringing the combined average to about $1,852.
Old spray foam
We also remove spray foam that was sprayed in the wrong place or installed badly, for example open-cell foam on a cold surface that is now damp, or foam that smells. Foam removal is slower than loose fill. HomeGuide puts it at $1.00 to $2.50 per square foot and Fixr up to about $5 when it has to be chipped out by hand.
Vermiculite and asbestos
If an attic has gray-brown, pebble-like vermiculite, it should be tested before anyone disturbs it, because some vermiculite contains asbestos. If it tests positive, removal must be done by a licensed asbestos abatement contractor. HomeAdvisor lists asbestos removal at $1,190 to $3,255. We do not disturb suspect material ourselves.
Cottages and rentals
Seasonal places along the lakeshore often have attics or crawl spaces that animals have used over the winter. Removing contaminated material and sealing the entry points is usually the first step before any new insulation. With rentals, we schedule around turnovers so foam or fill can be done while the unit is empty.

Insulation Removal & Replacement Questions
Why are people removing spray foam insulation?
Usually because it was the wrong type for the spot, such as open cell on a cold surface, or it was mixed or installed badly and smells or has pulled away. Removal is slow, which is why getting foam right the first time matters.
Do I have to remove old insulation before adding more?
No, not if it is dry and clean. It only needs to come out if it is wet, moldy, contaminated or in the way of air sealing.
How long does removal take?
Most attics take a day to vacuum out, plus time for sealing and new insulation.
What if I have vermiculite?
Have it tested before anyone disturbs it. If it contains asbestos, a licensed abatement contractor has to remove it.
