The Space Nobody Wants to Crawl Into
Crawl Space Insulation & Encapsulation is how we deal with the damp, cold space under many lakeshore cottages and older homes around Holland. A vented crawl space with a dirt floor lets ground moisture and outside air under the house. In winter, that air chills the floor and the pipes. In summer, warm humid air off the lake meets cooler surfaces underneath and condenses, which feeds mold and rot and pushes musty air up into the rooms above.
Two ways to fix it
The first approach keeps the crawl space vented and insulates the floor above it, usually with closed-cell foam sprayed between the joists. That works when the crawl space must stay open, as with a cottage on piers. The second approach seals the crawl space and brings it inside the house: a heavy vapor barrier on the ground, sealed vents, and insulation on the walls and rim instead of the floor. Building scientists generally favor the sealed approach for year-round homes, and it is what we usually recommend when the space can be closed.
Closed-cell on the walls
On the walls of a sealed crawl space, closed-cell foam does three jobs at once. It insulates, rated at about R-5 to R-7 per inch by HomeGuide, it seals the rim and sill where outside air gets in, and it keeps damp air off cold block and concrete. Open-cell foam is the wrong choice here because it lets vapor through to the cold surface.
Water first
Encapsulation is not a waterproofing system. If water runs into the crawl space when it rains or the snow melts, that has to be handled first, with grading, gutters, drainage or a sump. We check for standing water, wet framing and plumbing leaks before we quote, and we tell you if the space needs a drainage contractor before we can start.
Cottages turning year-round
Park Township and Laketown Township both have cottage communities, from Macatawa on Lake Macatawa to the roughly 100 cottages and summer houses of Castle Park on Lake Michigan. When a summer place starts getting used in October and March, the crawl space is often where the cold comes in. Foaming the rim and walls, laying a sealed barrier and closing the vents can make the floors livable without rebuilding the cottage.
Pests and access
We look at how animals get into the crawl space, since foam and barriers will not keep them out if the gaps stay open. We also note the access hatch, which often needs to be insulated and sealed as well.

What This Covers
Parts of a crawl space job.
Vapor barrier
Heavy liner on the ground, lapped and sealed up the walls.
Wall foam
Closed-cell on block or concrete walls and the rim joist.
Vent sealing
Closing foundation vents when the space is brought inside the house.
Under-floor foam
Closed-cell between joists for cottages on piers or vented spaces.
Rim and sill sealing
Stopping air at the top of the foundation.
Access hatch
Insulated, weatherstripped hatch or door.

Published Crawl Space Costs
| Job | Range and source |
|---|---|
| Crawl space encapsulation | $3 to $10 per sq ft, $3,000 to $15,000 (HomeGuide) |
| Crawl space vapor barrier | $1,200 to $4,000 (HomeGuide) |
| Closed-cell on crawl space walls | $2 to $5 per sq ft (HomeGuide) |
| Crawl space, spray foam | $2,000 to $4,000 (HomeGuide); $1,000 to $5,900 (Fixr) |
| Crawl space vent sealing | $150 to $450 (HomeGuide) |
| Rim joists, spray foam | $2,000 to $2,500 (HomeGuide) |
National ranges from HomeGuide (2026) and Fixr (2025). Crawl space height, wall area, ground conditions and any water problems drive the cost. Once we have measured, your written estimate sets the price.
How It Works
1. Inspect
We check for water, wet framing, pests, plumbing leaks and the condition of any old insulation.
2. Choose an approach
Vented with floor insulation, or sealed with wall insulation, based on the house and its use.
3. Prep
Debris and failed insulation are removed and the ground is leveled for the liner.
4. Seal and insulate
Liner, wall foam, rim foam and vent sealing go in as written.

Why Choose Us for Crawl Space Insulation & Encapsulation
Water checked first
We will not seal in a water problem.
The right foam
Closed cell against cold block, never open cell.
Plain choices
We explain vented versus sealed and why we recommend one.
Crawl Space Insulation & Encapsulation Questions
Should a crawl space be vented or sealed?
For a year-round house, a sealed and insulated crawl space usually stays drier and warmer. A cottage on open piers or a space that cannot be closed is better handled by insulating the floor above.
How much does crawl space encapsulation cost?
HomeGuide puts encapsulation at $3 to $10 per square foot, or $3,000 to $15,000 for a typical job, and a vapor barrier alone at $1,200 to $4,000. Water management, if needed, is extra.
Does spray foam stop mold in a crawl space?
Foam does not kill mold, but closed-cell foam keeps humid air off cold surfaces, which removes the condensation mold needs. Existing mold and its moisture source have to be dealt with first.
Will this keep my pipes from freezing?
Sealing and insulating the walls and rim keeps the crawl space much closer to house temperature, which is the most reliable way to protect pipes that run through it.
