Keep the Lake Wind Outside
Spray Foam Insulation Holland installs spray foam insulation in Holland homes, cottages, garages and pole barns, and handles the attic air sealing, blown-in insulation and crawl space work that usually goes with it. Holland sits on Lake Macatawa just inland from Lake Michigan, so winter wind, lake-effect snow and humid summers all test the same weak spots in a house: the attic floor, the rim joist, the floor over a crawl space and the walls of older homes that were never filled. We find those spots, seal them and insulate them, and we write down exactly what we will do before any work starts.
What Holland houses are made of
Holland is older than most people expect. Census survey estimates for 2019-2023 (ACS, via Point2) put 23.5% of the city's homes in the built-1939-or-earlier group, with another 21.9% built in the 1940s and 1950s. Much of the downtown burned in October 1871, so the oldest blocks near Eighth Street and River Avenue were rebuilt after that fire, and many of the houses around them date from the decades that followed. Those homes tend to have empty or partly filled walls, attics with a few inches of settled loose fill and basements where the rim joist is bare wood.
The township ring is a different story. Holland Charter Township had 38,276 residents at the 2020 census and much of its housing is newer, while Park Township and Laketown Township mix year-round homes with cottages on Lake Macatawa and the Lake Michigan shore. Newer houses leak too, just in different places: bonus rooms over garages, recessed lights, attic hatches and the rim joist again.
Closed cell vs open cell
Spray foam comes in two families. Closed-cell foam cures hard and dense; HomeGuide rates it at about R-5 to R-7 per inch, and at normal thickness it slows water vapor and does not soak up water. That makes it our usual choice for rim joists, crawl space and basement walls, roof decks with no attic above them and steel buildings. Open-cell foam is soft and light, around R-3.5 to R-3.8 per inch, and it expands to fill odd cavities and quiet sound. It lets vapor through, so in a Michigan winter it needs a vapor plan on the warm side. We choose the foam surface by surface and tell you why.
Code targets and the local climate
Ottawa County is in Climate Zone 5A. For an attic with no insulation, the U.S. Department of Energy recommends R-60 in that zone, or adding R-49 on top of 3 to 4 inches already there. Holland averages about 34.76 inches of precipitation a year, and Grand Haven's climate record just up the shore shows a low of -13F set in February 2015, so both moisture and cold have to be planned for. We use those targets as a guide and size every area on the estimate.
Spray foam insulation cost
People ask about price first, so here is what the national cost guides say. HomeGuide puts installed spray foam at $1.50 to $5.00 per square foot of coverage, with open cell at the low end and closed cell at the high end, and about $1,500 to $5,000 for 1,000 square feet. Fixr lists $3.15 to $7.50 per square foot for existing walls. Most foam jobs also have a minimum, which HomeGuide puts at $1,000 to $2,000 or more. Your price depends on the foam, the thickness, access and prep, and the number on your written estimate is the number you pay.
Rebates worth checking
Holland Board of Public Works lists rebates for its residential electric customers on heat pumps, air conditioning, thermostats and appliances, and runs free Home Energy 101 sessions; its rebate page does not list an insulation rebate. If Consumers Energy is your gas or electric provider, its current chart lists insulation rebates for attics of at least 500 square feet ($125 to $200 for combined customers, depending on the final R-value), above-grade walls, basement walls, crawl spaces and rim joists, with a December 31 deadline for the posted amounts. We note the depth and area on your paperwork so you have what a rebate form asks for.
How to compare insulation companies
When you get bids from spray foam insulation contractors or general insulation companies in the Holland area, ask each one the same questions. Which areas will you insulate, and with what? How thick, and what R-value will that give? Will you air seal the attic before blowing in, and how? How long do we stay out after spraying (HomeGuide says to plan on at least 24 hours)? What happens to old insulation that is wet or full of debris? A bid that only says "spray foam" and a total is hard to compare, which is why ours lists every area separately.

Common Questions
How much should I expect to pay for spray foam insulation?
HomeGuide's national range is $1.50 to $5.00 per square foot of coverage, or about $1,500 to $5,000 for 1,000 square feet, and most jobs carry a $1,000 to $2,000 minimum. A rim joist runs about $2,000 to $2,500 in HomeGuide's figures. We measure first and give you a written price for each area.
Is there a downside to spray foam insulation?
Yes. It costs more than blown-in, the house must be empty while it cures, and it is hard to remove later. Closed-cell foam on a roof deck can also hide a slow roof leak, so the roof has to be sound first. That is why we only recommend foam where it clearly beats the alternatives.
Why is spray foam insulation now a red flag for some buyers?
The concern is mostly about foam that was installed badly: off-ratio foam that smells, foam that pulls away from framing, or foam sprayed over a roof deck that was already leaking and now cannot be seen. Foam that is mixed and applied correctly, to the right thickness, on a dry surface, does not carry those problems. We note the product and depth on your paperwork so a future buyer can see what was done.
Why are people removing spray foam insulation?
Usually because it was the wrong foam in the wrong place, such as open cell sprayed on a cold surface where moisture collects, or because it was poorly installed. Some owners also remove it to repair framing or a roof. Removal is slow and HomeGuide puts it at $1.00 to $2.50 per square foot, which is a good reason to get the plan right the first time.
What is the difference between closed cell and open cell?
Closed cell is dense, rated about R-5 to R-7 per inch, and slows vapor, so it suits rim joists, crawl space walls and roof decks. Open cell is soft, about R-3.5 to R-3.8 per inch, and lets vapor pass, so it suits interior cavities and attic rooflines with a vapor plan. Many Holland jobs use both in different places.
How much attic insulation does a Holland house need?
Ottawa County is in Climate Zone 5A, where the Department of Energy recommends R-60 for an attic with no insulation, or adding R-49 over 3 to 4 inches that are already there. We seal the attic floor first, then bring it up to depth.
