Most Heat Leaves Through the Top
Attic Insulation & Air Sealing is usually the first job we recommend in a Holland house, because it tends to pay back fastest. Warm air rises and pushes out through every gap in the ceiling: around plumbing stacks, wiring holes, bath fans, recessed lights, chimney chases and the attic hatch. Insulation alone does not stop that air. It has to be sealed first, then covered to the right depth.
Ice dams and frosty nails
When warm air reaches the underside of the roof, it melts snow from below. The water runs down to the cold eaves, refreezes, and builds an ice dam that can push water back under the shingles. In January you may also see frost on roofing nails or dark stains on the decking. Both are signs of air leaking into the attic, and both get better once the attic floor is sealed and insulated to depth.
How much is enough
Ottawa County is in Climate Zone 5A. The U.S. Department of Energy recommends R-60 for an attic with no insulation in that zone, or adding R-49 on top of 3 to 4 inches that are already there. Many older Holland houses have far less, sometimes a thin layer of settled loose fill or old batts that were cut around obstacles. We measure what you have and write the target depth on the estimate.
Blown-in or foam
For an open attic floor with good access, the usual plan is to seal the bypasses with foam and caulk, add baffles at the eaves so the roof can still breathe, and then blow in cellulose or fiberglass to depth. It is usually the cheapest way to reach a high R-value. Spray foam on the underside of the roof makes more sense when the attic holds ductwork or a furnace, when it is being turned into living space, or when there is no room to reach the eaves.
Story-and-a-half houses
Many older Holland homes have a half story upstairs with sloped ceilings and kneewalls. Those houses are hard to insulate because the attic is split into small pockets behind the kneewalls and above a short flat ceiling. We seal and insulate each pocket, and sometimes foam the sloped section from above or behind, depending on what we can reach.
Rebates and paperwork
If Consumers Energy is your provider, its current chart lists attic rebates for at least 500 square feet of attic, from $125 to $200 for combined gas and electric customers depending on the final R-value. Holland BPW's rebate page lists heating, cooling and appliance rebates but no insulation rebate. We write the area and final R-value on your paperwork either way.

What This Covers
What an attic job includes.
Bypass sealing
Foam and caulk around stacks, wires, chases, fans and top plates.
Blown-in cellulose or fiberglass
Loose fill to R-49 or R-60 over a sealed floor.
Eave baffles
Kept clear so the roof deck stays vented and dry.
Hatch and stair covers
Insulated and weatherstripped access points.
Kneewall attics
Sealing and insulating the pockets of story-and-a-half houses.
Roofline foam
Foam under the deck when the attic holds ducts or living space.

| Old insulation removal | $1 to $2 per sq ft (HomeGuide) |
National figures from HomeGuide (2026) and Fixr (2025). Attic size, access, the amount of sealing and any removal of old material decide the real total. After we measure, we give you a written estimate, and that estimate is the price.
How It Works
1. Look and measure
We check depth, condition, leaks, ventilation and any signs of roof trouble.
2. Plan in writing
You get the sealing scope, material, target depth and price.
3. Seal and baffle
Bypasses are sealed and eave baffles set before any fill goes in.
4. Blow to depth
Fill goes in to the written depth, and we mark depth rulers so you can check it.

Why Choose Us for Attic Insulation & Air Sealing
Sealing is included
We never quote attic fill without the air sealing that makes it work.
Depth you can verify
Depth markers stay in the attic after we leave.
Ventilation kept
Baffles keep the eaves open so the roof stays dry.
Attic Insulation & Air Sealing Questions
What is the attic insulation code in Michigan?
Michigan's energy code sets ceiling insulation for new construction by climate zone, and the 2021 IECC that the state has been moving toward calls for R-60 in Zone 5. For existing homes there is no requirement to upgrade, but the Department of Energy recommends R-60 for an empty Zone 5 attic or adding R-49 over 3 to 4 inches.
Should old attic insulation be removed first?
Only if it is wet, moldy, contaminated by animals or in the way of air sealing. Dry, clean insulation can stay and be topped up. If it looks like vermiculite, it should be tested before anyone disturbs it.
Will attic insulation stop ice dams?
Sealing the attic floor and insulating it to depth removes most of the warm air that melts roof snow, which is the main cause of ice dams. Roof shape and ventilation matter too, and we check both.
Blown-in or spray foam for the attic?
For an open attic floor, sealing plus blown-in is usually the better value. Foam under the roof deck makes sense when the attic holds ducts or a furnace, or is becoming living space.
